Steady winter rain finds every low spot and every crawl space. We trace where the water comes from and send it to an outlet that keeps working all season.
Drainage is the most common problem we see in Clark County. Long, steady winter rain saturates the soil, water collects in flat yards, crawl spaces fill, and runoff from higher lots soaks lower ones. On the clay uplands, water barely soaks in at all; on the sandy flood gravels, it drains faster but can still pond where the yard is graded wrong.
Our fixes include regrading, swales, French drains, curtain drains on slopes, buried downspout lines, catch basins and drywells where the soil drains well enough. Crawl space problems often need a drain at the footing and a grade that sends water away from the foundation. On sloped lots, a curtain drain above the house catches water before it reaches the walls.
Water must go to an approved outlet, such as the street, a ditch, a stormwater facility or a drywell, and not onto a neighbor. Many cities here require stormwater from new hard surfaces to be handled on site, so new patios and driveways may need their own drainage. We check those rules before we design the fix. Photos taken during a long rain help show where the water comes from.
Drainage solutions in Vancouver: common questions
Why is there water in my crawl space every winter?
Usually the grade slopes toward the house, downspouts drop water at the foundation, or groundwater rises. Regrading, downspout lines and a footing drain fix most cases.
Will a drywell work on my lot?
It can on sandy gravel soils, which are common in Vancouver. On clay, a drywell fills and stays full, so a pipe to another outlet is better.
Can you fix water coming from my neighbor's yard?
We can build a swale or curtain drain on your side to catch and redirect it to your own outlet.
